Why Sell in Autumn?

At first glance, autumn doesn’t seem like the ideal time to sell, but it can be quite beneficial to stay on the market or to relist your home in the fall months. If a home didn’t sell during the summer for whatever reason, it may be available at a more competitive price point now, and if you’re selling your own home, you’re likely to get more motivated buyers who would like to be settled into their new home by winter.

These buyers typically aren’t families, but you’d be surprised at who your most likely buyer could be, from snowbirds to young professional.  This, plus the simple fact that there are fewer homes available on the market is great news for you as your home climbs to the top of their wish list.

Another great reason to sell in fall is that you can slowly complete whichever repairs and improvements need to be done over the spring and summer months. This is much preferable to rushing through the process and losing out on those beautiful sunny days while paying top dollar for supplies and labour. It might also be easier to book a contractor at discounted rates in the later months, when they’re less booked up. It’s so cozy when the leaves are just starting to change, your fall garden is lush, and you can turn on a fireplace to create a really comfortable, homey ambience. Who doesn’t instantly relax when entering a warm space lit by the glow of a fire, or decorated with warm fall colours? You want your potential buyers to feel soothed and secure in the space they’re viewing and they will be.

To boost the comfort factor, sprinkle a little bit of autumn beauty here and there… a wreath on the front door, knitted blankets, and the old trick—an apple pie baking in the oven.  Embrace the season, but do avoid the garish Halloween décor when showing your home. Finally, home sales dramatically decrease in the winter, so fall provides a nice window of time to try again. Chances are, you won’t have to re-list in spring.
